In order to examine the possible use of a plot of land near Düsseldorf Airport, a feasibility study and a design concept were drawn up. The site is to be used for offices and hotels in the future.

The triangular site is framed by the A44, the most important railway connection between Düsseldorf North and the main station, and a federal road.  The basic idea of the concept is a linear arrangement of three buildings visible from both directions of the motorway. A public square on the south side of the site serves as an entrance area for all guests and employees.
